Development trends
Although Manningham City Council is driving the Doncaster
Hill Strategy, the development of the urban village is dependent
on the private sector. As a result, development will respond
to the peaks and troughs in the construction industry and
residential apartment markets.
In recent years Doncaster Hill, like other areas across
Melbourne, has experienced a downturn in the development market
and been affected by the global financial crisis. However
recent trend analysis by independent planning & economic
consultants, MacroPlan, suggests that Doncaster Hill is now
well placed to attract market interest, and that there remains
significant underlying demand for the type of high-density
mixed-use development envisaged in the Strategy.
Forecasts
Population forecasts estimate that by 2030 approximately
8,000 people will reside on Doncaster Hill. By this time it
is anticipated that local demand would support 14,000 sq m
of retail floor-space. Current retail floor-space on Doncaster
Hill is 800 sq m.
The revitalisation of Westfield Shoppingtown is expected
to provide a major attraction for people outside the local
area.
Demand is high for commercial office space in Melbourne’s
suburban markets, particularly in the eastern region, and
Doncaster Hill is already the home to a variety of office
activities including corporate entities, small professional
firms, activities with significant public access requirements,
and micro-businesses.
There is currently a market in Doncaster Hill for corporate
offices and small offices for micro-businesses, and continued
population growth and planned infrastructure improvements
are likely to strengthen this demand.

Business opportunities
With more than 150,000 square metres of commercial/retail
space and provision for up to 10 000 new jobs, Doncaster Hill
is set to be a thriving commercial and retail precinct, supporting
the viability of local businesses. The urban village is expected
to attract more than 5 million visitors a year.

Residential opportunities
Doncaster Hill will support a diverse population, with a
range of housing choices to accommodate changing lifestyles.
Affordable housing through to high-end modern apartments,
with options to suit retirees, empty nesters, singles, working
couples and families. Doncaster Hill will provide more than
4,000 new residential apartments.
