Development activity continues to step up on Doncaster Hill and a report by MacroPlan has shown there is good reason to expect demand for apartment living on the Hill will continue to grow.

A significant gateway site has sold for a record amount and several projects are not only providing many jobs but bringing us closer to the vision of a vibrant, sustainable urban village.

Record sale figure for 101 Tram Road site

Developer confidence in the Doncaster Hill Strategy has been clearly demonstrated in the sale of Council's landmark site at 101-105 Tram Road for $8.92 million, a Doncaster record of $2,865 per square metre.

The 3,113 square metre site is located on the corner of Tram and Doncaster roads, diagonally opposite Westfield Doncaster, and is currently home to the Elgar Court Occasional Child Care Centre, which will be relocated to the $38 million Civic Precinct Community Hub development. The site's zoning, in Precinct 7, allows for mixed-use development of up to ten levels (32.5 metres), offering stunning panoramic views.

Affordable housing development now accepting applications

Applications are now open for one of the stylish rental apartments in the ten-storey affordable housing development at 99 Tram Road. Eligibility criteria and application forms are available through the project managers, Haven (formerly known as Loddon Mallee Housing Services), at www.99tramroad.com.au.

Water Minister visits Community Hub

State Minister for Water, Peter Walsh, recently visited Doncaster Hill to see progress on the Civic Precinct Community Hub. Council has received a $148,500 grant from the Victorian Government's Stormwater and Urban Recycling Fund (SURF). The visit coincided with World Water Day, and the funding will go towards the Community Hub project, which includes innovative design and improved management of stormwater and recycled water.

SURF funding facilitated the delivery of a demonstration model that is providing a local case study to guide the way for other developers in Doncaster Hill and across Melbourne to introduce water sensitive urban design.

Fly through the Hill with new virtual model

An updated virtual model tour of the Doncaster Hill of the future is now available online. The model, developed by Council's GIS/GPS Unit, was first unveiled at the Doncaster Hill On the Rise Developer Expo and was one of the most popular features of the exhibition.

Developers of various projects in the Doncaster Hill Activity Centre have provided 3D building models, allowing this planning tool to give an indication as to what the future Doncaster Hill will look like. The model has been generated from direct data to ensure accuracy and scale. As new data becomes available and new projects are approved the model will be able to be updated.

Development Opportunities report shows positive outlook

A Development Opportunities and Constraints report (1.6Mb), undertaken by consultants MacroPlan, has been released, providing a commentary with respect to the opportunities and constraints for property development at Doncaster Hill. The report, commissioned by Manningham City Council, provides and up-to-date assessment of Doncaster's socio-demographic profile and economic trends and drivers.

MacroPlan found that 'there remains significant underlying demand for the type of high-density mixed-use development envisaged by the Doncaster Hill Strategy. This demand will continue to grow with population changes and the return of more favourable property investment conditions.'

A report prepared by consultants Urban Enterprise on the creation of green jobs in Doncaster Hill will also be available soon.

Development Assessment Committee to be replaced

Manningham City Council has been advised by the Department of Planning and Community Development that the Development Assessment Committee (DAC) appointed in October last year under prevous State Government, will be replaced by a Planning Referral Authority (PRA). The Government is currently considering how to best implement the PRAs.

The Minister for Planning, Matthew Guy, has recommended to the Governor in Council that members of the DAC be removed and the Order establishing the Committee be revoked, and has written to members advising them of his recommendation.

 

Crane arrives at Civic Precinct site

A tower crane has been installed on the Civic Precinct site, as work continues on the $38 million Community Hub development. Excavation of the site commenced in October 2010 and works are progressing well.

Visit the site and take a look through various 'peepholes' along the Doncaster Road hoarding for a glimpse of the activity as this iconic site takes shape.

Traffic and Parking Management Review

Council has appointed consultants GTA to undertake a detailed traffic and parking study of the Doncaster Hill area. The review will take into account existing development that has occurred since 2002, the proposed development in the short term and full development of Doncaster Hill in accordance with the Doncaster Hill Strategy.

The study will also consider State Government strategies including Melbourne 2030 and the Victorian Transport Plan.

New development proposal for corner of Hepburn Road and Short Street

Council has received a new application for the site at the corner of Hepburn Road and Short Street in Precinct 2.

This new application is proposed to comprise 188 apartments in a 14 storey building with basement car park. It is one of seven developments in progress within Precinct 2, including The Pinnacle, which is currently being constructed.

Council is assessing the application, which is likely to be advertised in the near future.
